1. Conversation First

2. Application & Pre-Approval
You complete a secure online application and provide basic documents.
We review your credit, income, assets, and overall profile to issue a strong pre-approval that you can confidently use when making offers.
3. Loan Options & Strategy
As an independent mortgage broker, we compare multiple lenders and programs to find the best fit for your situation — not just the only option at one bank.
No pressure — just a clear education of your options and loan eligibility.

4. Under Contract
Once you have an accepted contract, we:
Lock your rate when appropriate
Order third-party services (appraisal, title, etc.)
Submit your loan to the lender for underwriting
You’ll know what’s happening at every step.
5. Underwriting & Conditions
The lender reviews your file and may request additional documents or clarifications.
Having additional requests for information is normal — it’s simply part of the loan process.
We help you respond quickly and clearly so your loan keeps moving toward approval without unnecessary delays.
6. Final Approval
Once all conditions are satisfied, the loan receives final approval — often called “clear to close.”
At this point:

7. Closing
You can close the way that works best for you.
